Is this property located in a residential zone?
No. This site is zoned M-1 for Light Industrial/Commercial uses by the City of Burbank. Office projects are permitted in the M-1 zone. Our proposal is compliant with all locally established zoning codes and regulations for this site.
How far is the equestrian bridge from your proposed driveway?
The distance from the Mariposa Equestrian Bridge to the center of our proposed driveway is approximately 160-175 feet.
What type of improvements will be made for the benefit of the community and to promote safe passage for equestrians and pedestrians?
Significant improvements will be made to Mariposa Street during the construction of this project to enhance transportation safety in the Rancho. Approximately 12% of the overall size of the property (37 feet in along the entire frontage) will be dedicated to implement the Burbank Complete Streets Plan. The first 18 feet of the dedication will be allocated to double the current roadway width of Mariposa St. The remaining 19 feet will be designated for a new sidewalk and a new bridle path (two-way horse traffic) to promote safe and equitable passage to the Mariposa Equestrian Bridge.
Accordingly, the new structure will be set back approximately 45 feet from the current curb on Mariposa St.
Will these be co-op workspaces like WeWork?
No. Unlike the WeWork model, these workspaces will not be communal spaces. These are dedicated, private offices which will be rented pursuant to longer term leases.
What is the density allowance per Burbank Municipal Code?
The Rancho neighborhood has the most restrictive density limit of any district in Burbank. The City of Burbank restricts projects on an M-1 lot in the Rancho to a density calculation of 0.6 FAR (floor area ratio). The density of our project is approximately 0.4 FAR, substantially less dense than even the Rancho limit.
Why isn’t this site being used for a new equine facility?
Prior to our involvement, the property was listed for sale and available to the public for a period of 2 years. The equine community, Rancho neighborhoods, and the general public at large were aware of the opportunity to purchase this property, but the listing remained idle throughout. There are no backup offers to purchase this property.
Has Circle K Stables been notified to vacate the property?
No. Circle K Stables will continue to operate uninterrupted for the foreseeable future during this process. An end date has not yet been determined and we expect the stable to remain open for an extended period of time. When the transition date approaches, we will provide the stable and the community ample advance notice.
Will the current stables be demolished?
No, these stables will not be demolished. The pipe corrals at the site belong to Circle K, and will eventually be relocated and reused at other facilities.
